Johnson Development Associates set out to deliver a critical piece of Spartanburg’s ambitious Project Core — a 20-acre mixed-use development designed to transform the city’s downtown. Among the first structures to rise was the Grain District Parking Garage, a seven-level facility providing 646 parking spaces and housing the Spartanburgers team store on its ground floor. With a tight 13-month schedule from design to occupancy and a high-visibility location adjacent to Fifth Third Park, the project team needed a solution that could deliver speed, durability, and architectural appeal. That’s where Tindall came in.

Parking Solutions That Power Progress

To meet the aggressive timeline and complement Spartanburg’s traditional architectural style, the team turned to a fully precast concrete structure. Tindall manufactured and delivered every component, including double tees, spandrel panels, articulated wall columns, narrow pilasters, and integrated stair and elevator cores. Each façade was clad with light sandblasted architectural precast and thin brick in a variety of patterns — running bond, herringbone, basketweave, and soldier course — creating a distinctive look that blends seamlessly with the surrounding development.

Despite limited laydown space and ongoing adjacent construction, Tindall’s off-site manufacturing allowed the project to stay on schedule, even as Hurricane Helene impacted the region during erection. By producing components in a controlled environment, the team minimized weather delays and ensured consistent quality.
