ICON Buckhead is a 35-story luxury apartment tower located in one of the most coveted neighborhoods in all of Atlanta. With curated museum-quality art throughout the tower, a stunning rooftop bar and lounge, and a variety of other unique amenities, a simple parking garage structure simply wouldn’t do. That’s why ICON chose to design an 11-story parking deck that features an expansive rooftop pool deck and amenities area, taking a necessary feature of apartment living and transforming it into something remarkable. The only thing preventing this dream from becoming reality was the logistics of quickly creating this structure in an incredibly confined, congested footprint. That’s why they brought in the Tindall team to uncover a solution.

ICON Buckhead’s build site was located on a slope in close proximity to an existing parking deck, a bustling interstate, commercial buildings, and a new high-rise structure. This meant that Tindall was up against one of the tightest build sites we’ve ever faced. Luckily, our team was invited to join the design development discussions for ICON early in the parking deck construction process. This allowed us to develop a variety of unique solutions to work around the congested construction site, meet the exterior aesthetic requirements, and handle the complex amenities loads while delivering on time and within budget. One of the most significant challenges caused by the congested site was that only one truck could enter the area at a time. To solve this, Tindall used a second crane to pick up and rotate the trailers so they could exit safely and efficiently.
Once completed, the 211,000-square-foot ICON Buckhead parking deck rose to an impressive 11 levels high. At the top of the deck, Tindall constructed space for a rooftop pool and amenities area, including a protruding social space that extended beyond the main parking garage structure. To match the aesthetics of the luxury tower, Tindall incorporated two colors of architectural precast. In the end, Tindall’s strategic approach to this parking deck construction project helped deliver a safe, fast, and cost-effective solution that will serve and entertain residents for decades to come.
